Area Agency on Aging Provides Assistance to Senior Citizens

The Aid and Attendance benefit helps housebound seniors and those who require help with daily tasks access financial assistance with paying for home care or assisted living services.

To qualify for this benefit, seniors must require another person to help them perform activities of daily living, be bedridden, reside within a nursing home or have limited vision.

You must be at least 60 years old to be eligible income limits also apply.

State And Federal Unemployment Assistance

Laidoff workers may be eligible for unemployment income. The amount of unemployment income youre eligible to receive varies by state.

In addition, the recentlypassed American Rescue Plan renews federal unemployment assistance .

Those who collect state unemployment assistance may also be eligible for an additional $300 per week in federal unemployment income, thanks to the new stimulus bill. This will be available until September 6, 2021.

Stimulus checks

The American Rescue Plan also includes direct payments of up to $1,400 for individuals with an adjusted gross income of $75,000 or less and couples with an AGI of $150,000 or less.

Families will receive an additional stimulus check of up to $1,400 for each qualified dependent.

    Senior Home Buying Example: Qualifying For An Asset Depletion Loan

    As an example, suppose retiree Michael has $1,000,000 in his 401 and he has not touched it.

    Michael is not yet 70½, the age at which the IRS requires account owners to start taking required minimum distributions from 401s.

    He is living off Social Security income, along with income from a Roth IRA.

    To qualify Michael for a mortgage, the lender uses 70 percent of the 401 balance, or $700,000, minus his down payment and closing costs.

    Note: Fannie Mae also allows borrowers to use vested assets from retirement accounts for the down payment, closing costs, and reserves.

    Lets say that after down payment and closing costs, Michael is left with $630,000.

    Assuming a 30year mortgage, that amount of $630k can then be used to gradually pay for his mortgage over the next 360 months. That would give him $1,750 a month to put toward a housing payment.

    • Amount in 401 = $1,000,000
    • Funds left after down payment and closing costs = $630,000
    • Monthly mortgage budget = $1,750

    Though it is not a separate loan type, lenders sometimes call this an asset depletion loan or asset based loan. And borrowers may still count income from other sources when they use assets to help them qualify.

    Michael could use the asset depletion method from his untouched 401 combined with the income he is already receiving from Social Security and his Roth IRA to qualify and borrow as much as possible.

    Loans Grants And Waivers

    Another option is to get a federally insured loan to help with the cost of repairs and modifications. These low-interest loans are offered by private banks and lenders but insured by the Federal Housing Administration, making them more accessible to people who might not otherwise qualify for credit.

    Additional help for seniors’ home repairs is available through the federal government’s Very Low-Income Housing Repair Program . The program provides loans of up to $20,000 and grants of up to $7,500 to fix safety and health hazards in the homes of very low-income seniors. To qualify, you must be over age 62, have an income below a certain limit, live in an eligible area, and be unable to get affordable credit anywhere else.

    Home modification help for disabled seniors who served in the armed forces is also available. Disabled veterans may qualify for special grants to cover the cost of home modifications that are deemed to be medically necessary. For instance, the Home Improvements and Structural Alterations grant can be used to pay for things like handrails and roll-in showers. The disability doesn’t have to be service-related, but a Veterans Affairs doctor must stipulate that the modification is necessary.

    In many states, a low-income senior who qualifies for Medicaid can get Home & Community-Based Services waivers that cover the cost of home modifications that boost the person’s ability to live independently.

    The Food Distribution Program on Indian Reservations provides USDA Foods to income-eligible households living on Indian reservations and to Native American households residing in designated areas near reservations or in Oklahoma.

    Va Health Care System

    VA Health Care provides a broad array of medical and health-related services for U.S. veterans. These services include primary care and appointments with specialists, as well as home health services for seniors, necessary medical equipment and coverage for prescription drugs. In fact, the VA Health Care System has proven to outperform community hospitals throughout the U.S., making them a great option for those who qualify. According to Steven L.     To qualify for coverage, veterans must have served in the active military, naval or air service, and they must not have received a dishonorable discharge.
