Like most other provinces, when purchasing real estate in Ontario, youre required to pay land transfer tax. To help with the financial burden, the Ontario government offers a refund on all or part of your land transfer tax, if youre an eligible first-time home buyer.
- Youre at least 18 years old and Canadian citizen or permanent resident.
- Youre a first-time home buyer and so is your spouse .
Things to note:
- Ontario does not allow you to re-qualify as a first-time homebuyer, as you might be able to do under the Home Buyers Plan.

How to apply: Qualifying taxpayers may claim an immediate refund at time of registration. You can register electronically, by completing the required statements under the Explanation tab of the electronic land transfer tax affidavit, or by paper, by filing an Ontario Land Transfer Tax Refund Affidavit For FirstTime Purchasers of Eligible Homes form at the Land Registry Office.

If you havent had any kind of homeownership in the last 3 years, most state, federal and nonprofit programs consider you a first-time buyer, even if youd owned a home before that 3-year period.
You cant own any form of rental or investment property and get first-time home buyer down payment assistance, even if you dont live in the property.
Grants To Buy A House From Your Mortgage Lender
Mortgage lenders dont typically give away cash to homeowners. But some do. So its worth asking about first-time home buyer programs when youre shopping for a mortgage loan.
For example, Bank of America offers qualified mortgage borrowers help in two ways:
- Up to $7,500 for closing costs: This is mostly for nonrecurring closing costs, such as title insurance, recording fees and appraisals. But the grant may also be used to purchase discount points that buy you a lower mortgage interest rate
- Up to $10,000 for down payment assistance: But only in specified geographical areas. The actual caps are 3% of the purchase price with a maximum of $10,000, whichever is the lower
