Montana Down Payment Assistance Programs

NeighborWorks Montana offers three down payment assistance programs:

  • 20+ Community Second This second mortgage loan would require a monthly payment, and the interest rate would be 2 percentage points higher than your first mortgage loan. Youd have to borrow at least $10,000, and you can use this program if you make up to 125% of your areas median income
  • State Home Deferred First-time homebuyers who earn less than 80% of their areas median income can borrow up to $40,000 with no payments required. The balance would come due if you sold the home, refinanced, or paid off your primary mortgage loan
  • Statewide Low Mod Low- and moderate-income borrowers can get up to $10,000 which must be repaid through monthly payments

NeighborWorks also offers closing cost assistance if youre getting a USDA Direct Loan which does not require a down payment.

The City of Memphis, through its Division of Housing and Community Development , offers financial assistance to its citizens through the Down Payment Assistance Program , to assist with meeting the financial requirements of purchasing a home. DPA provides funds to help meet the down payment and closing cost requirements needed to complete the closing.

We have a variety of programs that provide assistance to homebuyers meeting program eligibility requirements. Requirements may include income limits, employment, location of the home, and being a first-time homebuyer. All properties must be located within the city limits of Memphis and must be assessed Memphis City taxes. The maximum sales price for all programs is the current HOME Value Limits, as determined by the Department of Housing and Urban Development . Based on funding availability, the maximum amount of assistance is up to 10% of the sales price, not to exceed $10,000.

If You Move Within 5 Years You’ll Have To Pay Some Money Back

For many homeowners, real estate wealth is transformative and generational which is why the Downpayment Toward Equity Act encourages a long-term view on homeownership. According to the bill’s draft version, buyers who change their residence or sell within five years of purchase are required to forfeit back a portion of their initial grant.

  • Sell or move within Year 1: Repay 100% / $25,000
  • Sell or move within Year 2: Repay 80% / $20,000
  • Sell or move within Year 3: Repay 60% / $15,000
  • Sell or move within Year 4: Repay 40% / $10,000
  • Sell or move within Year 5: Repay 20% / $5,000

There are exceptions to the repayment rule, and no repayments are required for buyers who stay in their home at least five years.

Is My Bid At Hud Auction Contingent On The Home Inspection

If HUD accepts a bid youve made, youll have 15 days to conduct inspections and terminate the contract if an inspection reveals serious issues that were not previously disclosed.

If you meet these terms, youll still be able to request a refund on your earnest money deposit. If you terminate the contract outside of these terms, youll likely forfeit any earnest money youve put down.

The State of New York Mortgage Agency Down Payment Assistance Loan , which is available for all buyers using a SONYMA mortgage program, can provide the initial funding needed to purchase a home.

An earnest money deposit is required for HUD home transactions to show that youre serious about purchasing the property.

Homes with a sales price of $50,000 or less require a deposit of $500. Homes that sell for more than $50,000 require a deposit between $500 $2,000.

If an owner-occupant buyer fails to close on the transaction due to certain circumstances , HUD will return 100% of the earnest money deposit.

If an owner-occupant buyer fails to close for a nonqualified reason, they forfeit the earnest money deposit. Investor buyers who are unable to close on the transaction also forfeit their deposit.

Relief Programs For Renters

Renters have protections during COVID, too, although theyre less robust than the relief programs offered to homeowners.

  • Some renters cannot be evicted until at least June 30, 2021, if they are behind on payments due to COVIDrelated financial hardship
  • $25 billion in emergency rental assistance will be available through state and local governments to help renters who cant make payments

To qualify for rent relief, landlords or tenants will have to meet certain conditions, including:

  • The household cant make more than 80% of their areas median income
  • Renters must be experiencing financial hardship related to the pandemic
  • The renter must be at risk of losing their housing

Since funds will be distributed locally, tenants and landlords hoping to qualify for rent relief will need to check for programs operating in their area.

The Prince Edward Island government is making it easier for Islanders to purchase their first home.

Under the Down Payment Assistance Program , the provincial government will provide interest-free loans worth up to 5 percent of the purchase price of an eligible property to qualified applicants. The loans are repayable over 10 years.

We have had a lot of interest in the down payment assistance program since it was first announced with the housing action plan, said Finance Minister Heath MacDonald. Similar programs in other jurisdictions have been very popular and have assisted many families, and now we want to bring that success to PEI.

Government has committed $1 million to the program and it will operate until either the full amount is committed or March 31, 2020, whichever comes first. DPAP will be administered by Finance PEI — a provincial crown corporation and will be based on a first come first serve basis.

First time homebuyers get a hand up from the PEI government! said Greg Lipton, president of the PEI Real Estate Association. This is a wonderful opportunity for young people, as it removes the barrier of trying to save up enough money for a down payment while paying rent.

Canada Mortgage and Housing Corporation and Genworth Mortgage Insurance & Homeownership both support DPAP and have confirmed that the program qualifies as an eligible source of nontraditional sources of down payment for their mortgage insurance purposes.

How Down Payment Assistance Works

Down payment assistance programs help home buyers with loans or grants that reduce the amount they need to save for a down payment.

Provided you qualify, you could receive an outright grant or a low- or no-interest loan to cover your down payment. Some DPA funds can be used for closing costs, too.

Most DPA programs are offered at the local level. And eligibility requirements vary from one program to the next.

Many DPAs require that you be a first-time home buyer with a decent credit score and a low or moderate income. But not all programs have these same rules.

    A quick count of the programs listed below suggests all four types of DPA are widespread. Grants are the most common, but not by much.
