How To Score Big At Government Auctions On Everything From Real Estate To Bugles

Rolex watches seized from drug lords. Homes confiscated from tax cheats. Blackhawk helicopters the military no longer needs. The federal government is auctioning off all this and more. The more often means mundane things like office chairs and shredders and mysterious things like swamp cooler pads and a Teel Diaphram Trash Pump.

These days most government auctions occur online, but some still offer the opportunity to check out the goods on site. If you go in person youll find the people-watching just as fascinating as the auction items themselves.

Several different federal agencies hold government auctions. The General Services Administration is the granddaddy of them all, because it sells on behalf of other departments. When a federal agency no longer needs something say, a pickup truck it reports the truck to GSA, which first offers it to other federal agencies and then to state and local governments or nonprofits. If nobody claims the truck, then the GSA auctions it off to the public, and you get your chance at it.

General Services Administration: GSA operates three different auction websites:

GSAAuctions.gov: This is GSA’s main auction site and features 23 different categories, including intriguing ones like “Boats and Marine Equipment”and “Artifacts, Jewelry and Exotic Collectibles” plus”NASA Shuttle/Hubble” along with much more mundane sections such as: “Agricultural Equipment and Supplies” and “Industrial Machinery.”

Who Conducts A Sheriff’s Auction

A Sheriff’s auction is conducted by a Sheriff’s officer, not a real estate agent or auctioneer.

Sheriff’s auctions of real estate differ from usual auctions conducted by real estate agents/licensed auctioneers.

  • A property can not be inspected prior to auction as the Sheriff does not obtain possession of a property as part of the sale process.
  • A Sheriff’s auction does not operate under the Sale of Land Act 1962 and there is no requirement to provide a vendor’s statement under section 32 of the Sale of Land Act.
  • Unless the court orders otherwise, the Sheriff has a duty to obtain a fair price. The Sheriff sets a reserve price, however, the reserve price is not disclosed.

What Bidders Need To Know

Whitegates Doncaster 5 bedroom House For Sale in Balby Road, Doncaster ...

Before bidding at a real estate auction, you should understand the risk you are taking. A bad purchase could haunt you for years. You also need to understand the auctions rules and be prepared to follow them before trying to participate.

You will have to register and submit a refundable deposit of 5% to 10% of the propertys expected selling price to the entity holding the auction. If the auction is in person, be sure to check in at least an hour before the scheduled start and obtain an official card, which you will raise when you are ready to bid.

Winning a property at auction can work in two different ways.

The starting price of the auction may be the balance owed on the mortgage or a lower amount designed to spur bidding. In a foreclosure auction, the lender is not allowed to profit from the auction. Often, these properties are sold at a loss if there is a profit, it is supposed to go to the foreclosed homeowner after the mortgage and any other liens are paid. Auction properties are not always great dealsfor example, the auctioneer could set a hidden reserve price on a property, which is the minimum that must be bid.

Us Department Of Agriculture Rural Development

The USDA’s Rural Development division is tasked with helping citizens of rural areas get the mortgage loans they need to buy homes. They offer many different types of loan assistance to rural homebuyers, and they also sell a great deal of foreclosure real estate to the public for big discounts. If you’re interested in fixer upper homes or handyman specials, USDA homes also offers extra discounts on properties in disrepair. Buyers looking at property in rural areas should always investigate USDA homes, as they often offer the lowest prices available in the area.

Property Condition And Inspections

A house could have all kinds of problemsremember, it used to belong to someone who couldnt afford the mortgage or the property taxes, so the owner probably could not afford any routine maintenance or repairs, either. Furthermore, once the loss of the home appeared inevitable, the owner may have intentionally neglected it or even seriously damaged it. Also, a vacant property may have been vandalized or occupied by squatters.

Assume that if the property looks terrible from the outside, it probably looks terrible on the inside. Auction properties are sold as is, and you will need to be able to afford any and all repairs. Tempting though it may be, you should not trespass to get a better idea of the propertys condition. You may have seen flippers on TV entering backyards, peering in or even climbing through windows, but doing so is illegal, and you definitely dont want to disturb anyone occupying the home, not only out of courtesy but also for your safety. Seek information about the propertys ownership history from local government records, talk to local real estate agents, and respectfully request information from neighbors.

Even if you can get a home inspection, that still has its limits. Problems behind walls, in ceilings, and under floors might not be apparent until you take possession. If the utilities are turned off, you may not be able to detect leaks, electrical problems, broken appliances, or malfunctioning HVAC equipment.

Sale Of Property Owned By The Government

Government property sold at public auction may include surplus government equipment, abandoned property over which the government has asserted ownership, property which has passed to the government by escheat, government land, and intangible assets over which the government asserts authority, such as broadcast frequencies sold through a spectrum auction.

Public auctions of government property may be conducted by whichever agency is auctioning the property. Some substantial items have been sold at public auction. For example, the United States NavycruiserPhiladelphia was sold at such an auction at the Puget Sound Navy Yard in 1927.

In 2021, GSA offered a 0.7501 share of a bitcoin valued more than $38,000 for an auction. Kevin Kerns, an acting regional administrator of GSAâs Southeast Sunbelt Region, stated: “Whether itâs a car, or a piece of jewelry, or now even cryptocurrency, you never know what kind of treasures youâll find on GSA Auctionsâ. It was the first time ever that GSA auctioned cryptocurrency.

Finding Real Estate Auctions

One way to find auctions is by contacting local governments directly or visiting their websites for information and then following up by phone to confirm the details. Another is through sites such as RealtyTrac.com and Auction.com. However, online information is not always accurate.

Properties may be listed that are in pre-foreclosure, because the owner is behind on payments. These properties may never go up for sale because their owners catch up on payments or come to an arrangement with their lenders.

Local real estate agents and brokers can also be valuable resources. Unfortunately, you may not find them eager to help, because agents and brokers do not automatically earn commissions on live auctions. However, these realtors can earn commissions through online auctions.

What Are Government Foreclosures

Government foreclosures are residential properties that have been repossessed and put up for sale by a government agency. The reasons for these sales can vary. In some cases, a property owner may have obtained a government-sponsored mortgage loan to buy real estate. Several government agencies, such as the Housing and Urban Development Department , the Federal Housing Authority , the Veteran’s Affairs department , offer mortgages to citizens at special rates. However, when a homeowner defaults on their mortgage, these agencies will have to repossess their property and sell it in order to get back the money lost on the unpaid loan.

Of course, there are other reasons government foreclosures are sold as well. Many homes are repossessed and sold by the Internal Revenue Service due to tax debts. In some cases, the U.S. Marshall’s office or Homeland Security department may sell property seized due to criminal activity.

Government foreclosures are sold every day across the nation, and are a key element of the U.S. housing supply. Best of all, government foreclosures offer some of the lowest prices on real estate buyers will find, and can be great opportunities for saving money and making great investments.

Sale Of Private Property In A Public Auction

Private property may be sold in a public auction for a number of reasons. It may be seized through a governmental process to satisfy a judgment rendered by a court or agency, or to liquidate a mortgage foreclosure, tax lien, or tax sale. Usually, prices obtained at a public auction to satisfy a judgment are distressed â that is, they are much lower than the price which would be obtained for that property if the seller were free to hold out for an optimal time to sell.

In the United States, public auctions to satisfy judgments are usually conducted under the authority of the sheriff of the county or city in which the property to be auctioned was seized pursuant to the judgment, and an auction held for such a purpose is also called a sheriff’s sale or sheriff sale.

Real property may be subject to a public auction in order to partition the property between joint tenants who can not agree as to how the property should be divided. An estate sale conducted at the direction of a probate court may also be conducted as a public auction.
