From 27 June 2017 current members of the Australian Army, Air Force or Navy are exempt from the residence requirements.

The exemption applies to current members of the Australian Army, Air Force or Navy who are enrolled to vote in Victorian elections and are either on duty or leave. The exemption does not apply to Australian Army, Air Force or Navy reservists or to Australian Public Service staff.

Therefore, consent will not usuallybe granted for significant home improvements. However, the National HomeBuy Agent will review cases ofhardship if, for example, property modifications are required for a disability.

When the property is sold in the future, if improvements have been made with the approval of the NationalHomeBuy Agent, these will be ignored when the property is valued to work out how much should be repaid togovernment.

Demand for UK property is soaring and at an all-time high. While this is, of course, fantastic news for investors and landlords, this does mean that first-time buyers are struggling to get their foot through the door and onto the property ladder.

Rising property prices, the need for a higher deposit, stricter requirements from mortgage lenders and fewer properties available on the market have equally led to this struggle for both first-time buyers and existing buyers.

Fortunately, there are some fantastic first-time buyer government schemes available to eliminate this struggle and make it much easier for all buyers to secure their dream homes. In this blog post, we take a look at the first-time buyer schemes available for aspiring homeowners.

Native American Direct Loan

If youre a Native American veteran looking to purchase your first home, this program may help you get the financing you need. Loans come with no down payment, minimal closing costs, and no PMI.

They are also much easier to qualify for than traditional mortgages. Your home must be located on Federal Trust Land and the mortgage is for a 30-year term at a fixed rate.

Annual Percentage Rates For Ftbi Owners

Because a buyer has to pay fees on the governments contribution during their ownership and may haveto pay more than the original contribution back to the government, the effect will be similar to a loan underwhich a buyer pays credit charges at a rate dependent on the growth in house prices combined with thepercentage rates of fees payable.

The previous examples demonstrate separately the effects of house price changes and fees on the costs a buyer would have to pay starting with a £150,000 market value home and a buyers affordable mortgage and contribution of 75%. The combined effect of fees and repayments effects the Annual Percentage Rate which is the buyers cost of credit.

Example

After five years of ownership, if the buyer decides to sell and house prices have grown by 5% every year, the buyer will have to repay £47,861 to the government. The owner will have also paid £1,227 in fees on the governments contribution and is assumed to have paid £1,000 in legal and valuation fees. This means the total amount payable after five years on the governments original cash contribution of £37,500 is £50,088. This is equal to an APR 6.0% typical. The total amount repaid is £50,088.

Qualifying Criteria For Key Workers

Be employed as one of the following qualifying key worker professions:

  • clinical staff employed by the NHS
  • teachers, including FE teachers and Early Years/nursery teachers
  • police officers and community support officers in specified forces
  • prison officers and some Prison Service staff in prisons in specified areas
  • probation officers, senior probation officers, Probation Service
  • local authority/local education authority/NHS social workers
  • local authority therapists
  • local authority educational psychologists
  • uniformed staff, below principal level, in Fire and Rescue Services
  • Connexions personal advisors
  • armed forces personnel and some civilian MoD personnel
  • Highway Agency traffic officer staff, and
  • local authority environmental health officers/practitioners

The key worker applicant must also:

  • be unable to buy a home suitable for their household needs within a reasonable travel to work areaof their employment
  • be permanent employees or be temporary employees where all the following conditions are met atthe time of application:

  • at least six months must be remaining on the contract
  • the contract must have been issued at the outset for at least 12 months
  • at least three months of the contract have already elapsed
  • there is a reasonable prospect of continuing employment as a qualifying key worker sufficient tosustain home ownership in the longer term
  • have a household income that does not exceed £60,000 per annum, and
  • be firsttime buyers.

Additional Energy Saving Grants

Outside of Vancouver, your local municipality in the B.C. province may offer additional programs aimed at all home owners, including first-time homebuyers, that will provide rebates when you perform installations of energy efficient products and systems.

  • ChilliwackInstall a low-flow toilet as a resident of Chilliwack, and you may be eligible for a $50 rebate.
  • DeltaShould your newly purchased home need a new sidewalk or gutters, the city of Delta may share some of the costs with qualifying homeowners.
  • NanaimoResidents of the city of Nanimo are available for a few energy efficiency rebates that you could install as a first-time homeowner at your new property for items like a low-flow toilet or a new woodstove. Residents of the Regional District of Nanimo have a variety of rebate options for home improvements aimed at energy efficiency, including wellhead upgrades, septic system maintenance, renewable energy system installations, and using graded site-cut timber for renovations
  • NelsonNelson Hydro customers can qualify for a program that provides a free energy evaluation at the home, as well as rebates for installing energy efficient systems.
  • Sidney and North SaanichResidents of this area who participate in the BC Hydro program we mentioned earlier are eligible for an extra $500 rebate. You may qualify to receive an energy saving smart strip as well.

Government Of Canada First

The Government of Canada offers a First-Time Home Buyer Shared Equity Incentive Program that shares part of the ownership and costs of buying your home with the government. Under the program, the government will contribute 5% or 10% of the home’s price towards your down payment in exchange for the same amount of equity in your home. This cansignificantly reduce your interest paymentsandCMHC mortgage insurance premiumsdue to the larger down payment.

The government’s share in your home will have to be repaid within 25 years or when you sell your home, whichever comes first. Any gains or losses in the market value of your home will be shared with the government. This is not a typical loan, and no interest will be charged.

Land Transfer Tax Refunds For First

Canadian citizens who are first-time home buyers can benefit from full or partial reimbursement of their Ontario land transfer tax.

The tax refund is available to new homeowners only. To qualify you must occupy the home as your principal residence within 9-months of ownership. Maximum rebate amount is $4,000.

Home Renovation Tax Credit For Seniors And Persons With Disabilities

When renovating a B.C. home for seniors or persons with disabilities, you may receive a credit for a portion of the expense. If, for example, youre purchasing a home for the first time and an elderly relative will be living with you, some of the money you spend on renovations to make the home safer potentially will be eligible for the credit.The renovations must fit into the rules for acceptable projects for the program, which would include things like installing a walk-in bathtub or laying down non-slip flooring. Making a renovation that would increase the value of the home without making it safer for a senior or a disabled person would not qualify.You can claim up to $10,000 in expenses on your tax form, and the credit will be for up to 10% of the amount youve claimed for the Home Renovation Tax Credit.Additionally, those first-time home buyers in B.C. who live with people who have diminished physical abilities and a low income level can receive grants to perform renovations to the home to improve accessibility through the Home Adaptations for Independence program. Muskoka Home Ownership Program

Although you cannot currently own another home, this down payment assistance program is open to all low-to-moderate income households residing in the District of Muskoka.

Help to Buy is a government-backed scheme which aims to help first time buyers onto the property market.

Help to Buy provides eligible buyers with an an equity loan of up to 20% of the value of a new build home. The government provides the 20% loan so the buyer only needs to raise a 5% deposit, with a 75% mortgage making up the rest.

The First Homes scheme is one of a handful of options available to prospective first-time buyers.

  • The 95% mortgage guarantee scheme allows first-time buyers to get a mortgage with a small deposit. Getting a standard mortgage with a 5% deposit means you wont be limited to buying a new-build property, but can instead look at the resale market too.
  • The Help to Buy scheme offers a 20% equity loan from the government on new-build properties in England. It is now limited to first-time buyers only, and regional price caps apply. Wales has its own version of Help to Buy, but Northern Ireland and Scotland dont currently offer it.
  • A scheme could offer you a way on to the ladder if you live in an expensive area such as London. These schemes involve purchasing a stake of as little as 25% of a property and paying rent on the remainder. A word of warning, though the overall monthly costs of shared ownership schemes can be high.
