About Mortgage Grants And Schemes
A mortgage grant is a monetary award that doesnt have to be repaid. In fact, its this lack of repayment that distinguishes them from loans. The awarded funds can only be used for the initial intended purpose, and as such, homeowners will need to provide updates on occasion to show how the granted funds have been used.
The applications for mortgage grants are somewhat complicated and in-depth. Missing pieces of information or providing inaccurate data could lead to a denied application. However, with millions of dollars in grant funds made available every year, its still possible to get approved. Certain qualifications need to be met, such as being a minority or having low income.
Schemes can involve monetary awards that dont need to be paid back, as well as specialized programs that make housing much more affordable, whether its through discounted housing prices or easier mortgage payment options.
The programs that are offered are typically state- and locally-based. The following are just some of the mortgage grant and scheme programs available out there for those who are in need and qualify.
Getting Temporary Assistance To Help Cover Monthly Mortgage Payments
Homeowners who have lost their jobs and need help paying their mortgage can seek assistance from the Hardest Hit Fund which is a federal program available in a number of states. HHF was created by the U.S. Department of the Treasury to provide $7.6 billion in aid following extreme home price declines in the aftermath of the economic crisis. The money was supposed to be distributed to distressed homeowners mainly to prevent foreclosure.
Reports indicate that most states are using the money to help those who lost their jobs by bringing unemployed homeowners loans current and covering future mortgage payments. This way, you can remain in your home until you find new employment.
Wondering whether there are still funds available? The answer is yes! Although the HHF program was rolled out in 2010, states have until 2017 to utilize the funds. This means that homeowners with problems paying their mortgages can still benefit from the program.
Remember that not all states benefited from HHF. Find out about your own states HHF program by visiting the Hardest Hit Fund website.

Senior Home Buying Example: Qualifying For An Asset Depletion Loan
As an example, suppose retiree Michael has $1,000,000 in his 401 and he has not touched it.
Michael is not yet 70½, the age at which the IRS requires account owners to start taking required minimum distributions from 401s.
He is living off Social Security income, along with income from a Roth IRA.
To qualify Michael for a mortgage, the lender uses 70 percent of the 401 balance, or $700,000, minus his down payment and closing costs.
Note: Fannie Mae also allows borrowers to use vested assets from retirement accounts for the down payment, closing costs, and reserves.
Lets say that after down payment and closing costs, Michael is left with $630,000.
Assuming a 30year mortgage, that amount of $630k can then be used to gradually pay for his mortgage over the next 360 months. That would give him $1,750 a month to put toward a housing payment.
- Amount in 401 = $1,000,000
- Funds left after down payment and closing costs = $630,000
- Monthly mortgage budget = $1,750
Though it is not a separate loan type, lenders sometimes call this an asset depletion loan or asset based loan. And borrowers may still count income from other sources when they use assets to help them qualify.
Michael could use the asset depletion method from his untouched 401 combined with the income he is already receiving from Social Security and his Roth IRA to qualify and borrow as much as possible.

Freddie Mac And Fannie Mae Mortgage Assistance
Conventional loan borrowers are eligible for up to 12 months of forbearance, which wont be reported to the credit bureaus. If you were already in an active forbearance as of Feb. 28, 2021, you may request an additional three months of forbearance .
If, at the end of the forbearance term, youre able to go back to your regular mortgage payments but are unable to pay anything additional, you may be eligible for COVID-19 Payment Deferral. With that deferral, the amount of the forbearance wont accrue interest and would not be due until the end of the mortgage whether thats when you sell, refinance or pay off the loan.
Even if you are ineligible for deferral, your lender cannot demand a lump-sum repayment and is required to work with you to find a different solution.
If you are unable to resume your regular mortgage payments at the end of your forbearance, you have options. The Federal Housing Finance Administration, which supervises Freddie Mac and Fannie Mae, is discouraging lenders from pursuing foreclosure. Instead, you may be evaluated for a loan modification, which changes the terms of your mortgage.
Contacting your lender directly is the first step you should take in order to obtain a forbearance or be considered for a loan modification. This is especially important because the GSE moratoriums on foreclosures and evictions have ended. You can also find more information on the Freddie Mac or Fannie Mae websites.
