Tips For Participating In Government Auctions

Items seized by Federal Marshals up for auction
  • The general rule for auctions is that the highest bidder wins, and cancellation is not possible. Check with the auction site ahead of time to find out if you can cancel a bid.

  • Each auction website operates differently. In some cases, the government agency itself runs the auctions. In other cases, the agency operates the shopping site, but a third-party company handles the auction itself.

  • Find out what forms of payment auctions accept. There is no uniform payment policy across all the different auctions. Some auctions accept credit card payments or personal checks. Others, such as the Internal Revenue Service , donât accept either of these. Most auctions accept cashierâs checks.

  • For real estate auctions, you may need to work with a broker or real estate agent to bid or make the purchase. Also, for real estate auctions, find out if financing is permitted. Many times it is not and the full purchase price is due when you win the bid.

What Are Unpaid Rates Council Auctions

“Cheap land for sale” and why it is cheap ? Are properties that have more than four years worth of overdue rates owing can be seized by the council and listed for sale under the Local Government Act. These properties will generally be sold at or under market value and driven by motivated sellers looking for a quick sale.

Sheriff auctions occur when the court directs the sheriff to seize and sell a persons property as a result of an unpaid court-ordered debt. The sheriff is only permitted to sell seized real estate by the bargain.

Sheriff and council auctions represent great opportunities for securing off-market properties for substantially less than their market value, allowing for excellent potential return on investment. You will also be dealing with motivated sellers who are not driven by profit, but rather the need to quickly and simply complete the sale. Because these bargains arent as widely advertised as most property sales there is often less competition driving up the bids, helping you to land a bargain.

How Governments Can Seize Private Property

Eminent domain has a lengthy history in the U.S. as a means of allowing the government to claim private property for public use. For example, some of the earliest instances of eminent domain being exercised by the federal government include the use of private land to construct public buildings, the facilitation of water supply to populated areas and the manufacturing and production of war materials.

In terms of how the eminent domain process works, it begins with the government identifying private property which may be necessary to seize. For instance, say there are plans to expand a publicly maintained interstate that take the new road through a plot of farmland you happen to own. The government will then work with appraisers to determine an appropriate value for the piece of land or property in question.

How To Buy Government Foreclosures

Each government agency has its own ways of approaching the foreclosure sale process. You can find more information on the specifics of how to buy HUD properties, VA homes, USDA properties, and FHA real estate by visiting their informational pages on BankForeclosuresSale.com.

Generally, the process for buying government foreclosures begins with finding listings for properties you want to buy. Then, you’ll want to secure financing for a home purchase so you know how much you’ll be able to spend. Consequently you’ll want to make sure you get a home inspection to assess the property’s condition, as well as any repair costs you’ll have to spend, since government agencies will not pay for any repairs the property may require, and an appraisal of the market value of the property. Once you’ve settled on a property and secured financing, you can bid on the government home following the process and procedure of the agency’s home sale guidelines.

BankForeclosuresSale.com offers unparalleled access to hundreds of thousands of government foreclosures and discount properties currently available all over the United States. The best way to start finding government homes in your area is with a search of our listings database.

What Are Government Foreclosures

Government foreclosures are residential properties that have been repossessed and put up for sale by a government agency. The reasons for these sales can vary. In some cases, a property owner may have obtained a government-sponsored mortgage loan to buy real estate. Several government agencies, such as the Housing and Urban Development Department , the Federal Housing Authority , the Veteran’s Affairs department , offer mortgages to citizens at special rates. However, when a homeowner defaults on their mortgage, these agencies will have to repossess their property and sell it in order to get back the money lost on the unpaid loan.

Of course, there are other reasons government foreclosures are sold as well. Many homes are repossessed and sold by the Internal Revenue Service due to tax debts. In some cases, the U.S. Marshall’s office or Homeland Security department may sell property seized due to criminal activity.

Government foreclosures are sold every day across the nation, and are a key element of the U.S. housing supply. Best of all, government foreclosures offer some of the lowest prices on real estate buyers will find, and can be great opportunities for saving money and making great investments.

Oregon Marina Wants Them Gone: Any Offer Considered

There is an Oregon marina with some derelict and abandoned boats for sale. Any offer to the marina office with a removal plan will be considered, says the notice posted by the Warrenton Marina, which is located near the mouth of the Columbia River.

The Daily Astorian quoted Harbormaster Jane Sweet on the effort to purge the docks of boats that have become the responsibility of marina staff, taking up space and swallowing resources. Heres what the newspaper said.

The seized vessels range in price from $1,000 for the American to more than $7,000 for the 72-foot-long fishing vessel Master Chris. That last vessel is the one Sweet would really like to see go away, but she knows the smaller boats have a better chance at adoption. The person who built the Dixie Lee, a wooden fishing boat, for instance, has expressed some interest in getting it back for the family.

Georgia Auctions And Sales

Why list âoperational condition unknownâ?

Sellers wrestle with this issue all the time. While more information may help the buyer make an informed decision, in surplus, this isnât always an option. Often, the individuals reporting the property have no idea of its operational condition, if it is complete, and occasionally, what it even is!

Since Georgia State Surplus is located around the state, we can only see the description and photos provided. The equipment condition may change in the time it is presented and then sold and removed. We prefer to err on the side of caution and have the buyer inspect the item so there is no question.

Remember, you are bidding on used property, there is a reason it is being disposed of:

  • Please read all the terms and conditions before you bid on any property.
  • Offered property is used and sold in as-is, where-is condition.
  • Bidders are not only invited but strongly encouraged to inspect the property before placing a bid.
  • When applicable, GA sales taxes will be collected unless there is a tax-exempt certificate.
  • Please do not try to pick up property until you receive the emailed Georgia Bill of Sale with pick up instructions.
  • Any claim for mis-description must be made prior to removing the property.
  • Contact a Surplus Representative if you have any questions.
