A former army base that was decommissioned in 1967, Vivos xPoint claims to be the largest survival community on earth. Right now, xPoint consists of 575 hardened concrete off-grid bunkers buried in quiet grasslands of South Dakota, near the Wyoming border. The facility may expand to as many as 5,000 bunkers, with features planned like a general store, hydroponic gardens, hot tub spa, shooting ranges, and even a community theater.
Bunkers are either 1,590 or 2,120 square feet, at a cost of $25,000 to lease for 99 years, plus $1,000 annually, and the cost is the same no matter how many residents wind up using the space. Theres no annoying homeowners association to deal with, though there might be a few restrictions on the property left over from the Cold War.
The decommissioned Titan II missile silo about 35 miles north of Tucson officially hit the market on Friday.
This is the coolest listing Ive had to date, said Realtor Grant Hampton during a visit to the site off Arizona 79 on Friday morning.
The silos current owner, Rick Ellis, led Hampton and a pair of professional photographers down into the bunker to get pictures and 3-D images for the listing.

Ellis joked that if they tried to hold an open house for potential buyers, their surviving relatives might end up owning the place.

As my anxiety kicked in and my nerves began to shake, we ventured down a 40+ foot ladder to the depths of the complex. I knew this was a once in a lifetime opportunity for me, so I took it! As we entered the first dark room, the nostalgic vibes took into full effect. The old paint peeling off rusted metal walls was such a fascinating sight. There was NO ELECTRICITY or cell signal underneath the surface, so we used our own lighting equipment to illuminate the facility as images were captured. Renovating A Missile Silo
He closed on the property in November, and then hired a crew of four others to help clean and do other repairs for six weeks before winter set in.
The area was grown over with weeds to the point where the top of the silo couldn’t be seen.
Inside, Novitzke and his crew painted over the walls, doors, and handrails, some of which the owner did after he came back to the silo around a month ago.
This was all gray. There was no paint on the walls whatsoever, he said. There was rust everywhere. It was humid. There was even some water in certain areas. It really wasnt livable.
The crew used over 160 gallons of paint.
They made it easier to breathe, cleaned out the water, installed lighting and a septic system, and scraped away the leeching and seepage that developed from decades without use.
He said the underground space weathered well over time. The temperature helped, as the coldest it ever got was around 60 degrees. In the summer, the highest temperature it reaches is 72.
The thing is, people here are going to build it the way they want, he said. Just like the electricity, we didnt get too extensive because theyre not going to keep it this way.

The Rocket And Other Technology
Rockets at the time didn’t rely on precise guiding systems, as they would be lobbed over a general area before exploding just above the ground.
The primary antenna was built to withstand a nearby blast and still communicate with the main command center in Salina, to receive launch codes or other necessary commands. The secondary antenna was explosive-charged, that would clear the area when launched and provide another option for communication.
To launch their own rocket, a pneumatic piston lifted the doors, and an elevator lifted the missile as part of a 15-minute process that included fueling the rocket.
The rocket weighed, empty, only about 14,000 pounds, the owner said. Filled, it was 270,000 pounds. Its basically a gas tank flying through the air.
To guide the rocket, they calibrated it to the North Star using a tube that was built at an angle and reaches the missile at the bottom of the silo. The tube shined the light from the outside and through to where the operators could confirm the guidance, thus earning the nickname “North Star” by the owner.

Use During The Cold War
The government built the silo in about a year in 1960, using enough concrete to build a 12-foot-wide road from St. Louis to Chicago. The construction site resembled an open pit mine.
Its epoxy concrete and 600 tons of rebar, he said. It will be here for 2,000 years, probably.
In 1962, the space was commissioned for use, where five men lived on the grounds in the silo and the nearby support centers, with one rotating inside the silo at a time for their 48-hour shift until the sites closing in 1965.
Outside sits a VHF communication antenna that was designed to withstand a nuclear blast within two miles, in addition to a secondary antenna, an air-intake ventilation system, a water treatment plan, an escape hatch, an alarm system and the top of the launch area that has two doors weighing 70 tons each.
The owner explained why the government decided to build in Kansas, instead of protecting the most populated areas directly.
They figured would take New York, different big cities off the target list, he said. They figured the Soviets would have to target where the missiles are, so that they wouldnt get blown up in the process.

His favorite part of the project was learning about and experiencing the history of the silos construction and usage.
You start hearing the story of how close the world was to the brink of nuclear war at that point and how these were a huge part of saving the world from going there, he said.
The silos were the deterrents to the Soviets initial ambitions, and the owner said they represented the United States willingness to halt the proceedings regardless of whether the rockets truly worked.
To do this in 1960? Novitzke said. It was crazy.

America built 107 missile bases around the country during the arms race in the 1960s, including the Atlas F Missile Silo located about 130 miles north of Albany. It was decommissioned after only four years and has sat dormant and neglected for decades, eventually selling for $160,000 in 1997 and again for $575,000 in 2015.
