This program is open to First Nations and First Nation members owning residential properties that want to create affordable, self-contained rental accommodation within their primary residence.
Eligible households can receive fully forgivable loans that do not have to be repaid as long as you stick to the conditions of the program, such as renting the suite to low-income tenants. The most you can get is $60,000 per unit unless you live in a northern or remote community. In that case, the amount increases by 25%.

Consumer Information And Cancellation Rights
Consult the home renovation tip sheet before hiring a contractor.
Under this program you have cancellation rights if you sign a contract for home repairs, adaptations and renovations and it is determined you are not eligible for a loan.
Services or materials agreed to in the contract cannot be accepted by you before you are notified by the program that you are ineligible for a loan or you will lose your cancellation rights.
To enable your cancellation rights you must apply to SHARP within 45 days of the date you sign the contract. If you cancel a contract within 30 days of receiving notification from the program that you are ineligible for a loan, you are not required to begin or pay for the home repairs, adaptations and renovations agreed to in the contract. The contractor must refund any money you have paid to them under the contract within 15 days.
If you are eligible for a loan, you do not have cancellation rights under SHARP, but you may have other rights under the Consumer Protection Act.
Home Improvements And Structural Alterations Grants
HISA grants exist exclusively to help veterans and service members make home alterations that improve accessibility. That includes improving entrance ways, upgrading plumbing or electrical systems to accommodate medical equipment, and installing safety equipment in washrooms. A $6,800 lifetime benefit is only available to those who have a service-connected condition or a condition thats at least 50% service-connected. Veterans with a non-service-connected condition may qualify for up to $2,000.

Rural Housing: Housing Repair Loans And Grants
Homeowners with an income thats below 50% of their areas median income can qualify for a loan of up to $20,000 or a grant up to $7,500 to cover the cost of home repairs, modernizations, or modifications. Funded by the U.S. Department of Agriculture, this loan is exclusive to those living in rural areas who are aged 62 or older. Funds can only be used to pay for home improvements or to remove safety and health hazards from the property.
What Are The Income Guidelines For Hip
There are two income guidelines to follow under this program. One is for Alaska and the other is for the Lower 48 states. The program also follows the first need ranking factor as determined by the Annual Household income. Only those with household income not exceeding 150 percent of the poverty guidelines set by the national government are eligible for the HIP.

The Department of Housing and Urban Development has a Title I Property Improvement Loan program. These loans are FHA-insured loans issued by lenders, and are designed mostly for low-income homeowners who have minimal or zero equity in their homes. The money can be used on appliances, household items, or major repairs and renovations so long as they make your home more livable and useful. However, funds can be used for luxury upgrades like pools or fireplaces.
In order to apply for a Title 1 Property Improvement Loan, you must:
