Fha Mortgages & Home Loans
Federal Housing Administration loans are insured by the government and therefore often offer more attractive interest rates than conventional mortgages. Because the Government doesnt mandate a minimum credit score as most lenders do, they are more flexible regarding who qualifies.
If youve had some problems in your credit history but are on a solid track, you may qualify for an FHA loan, which require lower down payments than some other conventional programs. These loans are not only for first-time home owners. There are also refinances available up to $793,750, depending on where the home is located.

Make A Plan To Use Your Home Equity Line Of Credit
Establish a clear plan for how you’ll use a home equity line of credit. Consider a repayment schedule that includes more than just minimum monthly interest. Make a realistic budget for any projects you may want to do.
You may be able to borrow up to 65% of your homes purchase price or market value on a home equity line of credit. This doesnt mean you have to borrow the entire amount. You may find it easier to manage your debt if you borrow less money.
What Is A Government Home Loan
There are two types of home loans, conventional and government loans. A conventional loan is guaranteed by private mortgage insurance companies, while the federal government guarantees a government-backed home loan.
A government-backed loan is a mortgage that is guaranteed by the federal government. If a borrower defaults on their mortgage payments, the government agency guaranteeing the loan pays off the principal balance, takes possession of the property, and lists it for sale as a HUD home .
Government loans are only available to borrowers who plan to live in the home as their primary residence investors are not eligible.

Understand What Student Aid Is
Student Aid is a government service that provides student loans, grants, scholarships, and awards to help you pay for your post-secondary education. Student aid may not cover all of your costs, so youll need to plan to make up the difference.
You only have to submit one application to be considered for loans and grants from both Albertas government and Canadas government. Most students get money from both, which means you may get two smaller loans instead of one big one. Learn more about scholarships and awards.
- Apply early. The only way to know for sure how much money youll get is to apply and wait for your award letter. You should apply at least 60 days before your classes start so that you have time to figure out your finances.
- Apply every year. You can apply for student aid for up to 12 months at a time. If your period of study is longer, you need to submit another application.
|Student loans are interest-free while you study. You dont make any payments while youre a student, and they wont acquire interest until 6 months after you leave school.|

How Fha Loans Work
FHA loans come in 15-year and 30-year terms with fixed interest rates. The agencys flexible underwriting standards are designed to help borrowers who do not have pristine credit or a high income and cash savings become homeowners.
But theres a catch: Borrowers must pay FHA mortgage insurance. This coverage protects the lender from a loss if you default on the loan. Mortgage insurance is required on most loans when borrowers put down less than 20 percent. All FHA loans require the borrower to pay two mortgage insurance premiums:
- Upfront mortgage insurance premium: 1.75 percent of the loan amount, paid when the borrower gets the loan. The premium can be rolled into the financed loan amount.
- Annual mortgage insurance premium: 0.45 percent to 1.05 percent, depending on the loan term , the loan amount and the initial loan-to-value ratio, or LTV. This premium amount is divided by 12 and paid monthly.
So, if you borrow $150,000, your upfront mortgage insurance premium would be $2,625 and your annual premium would range from $675 to $1,575 , depending on the term.
FHA mortgage insurance premiums will be canceled after 11 years for most borrowers if they financed 90 percent or less of the propertys value and stay current with their monthly mortgage payments. Loans with an LTV ratio greater than 90 percent will carry insurance until the mortgage is fully repaid.
Fha Loan Credit Issues
Your FHA lender will review your past credit performance while underwriting your loan. A good track record of timely payments will likely make you eligible for an FHA loan. The following list includes items that can negatively affect your loan eligibility:
- No Credit History If you don’t have an established credit history or don’t use traditional credit, your lender must obtain a non-traditional merged credit report or develop a credit history from other means.
- Bankruptcy Bankruptcy does not disqualify a borrower from obtaining an FHA-insured mortgage. For Chapter 7 bankruptcy, at least two years must have elapsed and the borrower has either re-established good credit or chosen not to incur new credit obligations.
- Late Payments It’s best to turn in your FHA loan application when you have a solid 12 months of on-time payments for all financial obligations.
- Foreclosure Past foreclosures are not necessarily a roadblock to a new FHA home loan, but it depends on the circumstances.
- Collections, Judgements, and Federal Debt In general, FHA loan rules require the lender to determine that judgments are resolved or paid off prior to or at closing.
