What Help Already Exist For Housing Association Tenants
Some secure council tenants may have a “Preserved” Right to Buy, which works in the same way as the traditional scheme.
To qualify for a “Preserved” Right to Buy, you need to live in a home that was sold from their council to another landlord, like a housing association.
You must have been living in the property when your home was transferred.
It can also apply if you then move to another property owned by the new landlord – but not a different landlord.
If you dont qualify for “Preserved” Right to Buy, another scheme exists called Right to Acquire.
This scheme offers discounts of between £9,000 and £16,000, so significantly lower than Right to Buy.
The Government previously launched a £200million pilot of a Voluntary Right to Buy scheme across the Midlands in August 2018, which included housing association tenants.

It seemed possible, in part, because there was an abundance of social housing: 5.5m homes were provided by local authorities and housing associations in England, or 31% of the total stock.
Now anybody who had lived in council housing for more than three years would be entitled to own it. Tenants were given a 33% discount on market value at the three-year point, rising to 50% after 20, up to a ceiling of £50,000. And they were guaranteed 100% mortgages by the local authority. Against average property prices in 1980 of £23,500, it was an extraordinarily good deal for those able to take advantage of it.

Help To Buy: Equity Loans
The Governments equity loan scheme is designed to help people get mortgages for new-build homes, up to the value of £600,000 with a 5% deposit.

With London Help to Buy youll need to contribute at least 5% of the property price as a deposit, the Government will give you a loan for up to 40% of the price and youll need a mortgage of up to 55% to cover the rest.
No fees are charged on this Government loan for the first five years, but in the sixth year a charge of 1.75% will be applied. This fee will then increase annually, in line with the Retail Price Index plus a further 1%.
A condition of this arrangement is that the buyer must then live in this property rather than sub-let it to a tenant or tenants. It must also be the buyers only property.

The Importance Of The Minimum Tender Amount
Whether its auction or tender, tax sales work the same way. Weeks or months prior to the sale date, a list of tax sale properties is made public along with the propertys legal description and the minimum tender amount . This amount is the total of all tax arrears owing up to the first day of the advertised tax sale and includes penalties, interest and all reasonable costs incurred from the time the municipality registers the property for sale . The minimum tender amount is important because its the lowest you may bid on the propertyand any bids that do not meet or exceed this amount will be rejected.
If you win the tax sale bid process the minimum tender amount must be paid, in full, immediately using a credit card, debit, certified cheque or bank draft, says Currie. Failure to do so can result in a forfeit of your bid and the property is awarded to the next highest bidder. The balance must then be paid within three business days, says Currie.

If you don’t own land or property you might assume that eminent domain is something you need never worry about. However, it’s possible that you could be affected if you rent a property for residential or business purposes that is seized by the government.
Say, for example, that you rent an apartment in a building that’s owned privately. The government decides to seize the building and turn it into public housing as part of an urban renewal project. This means first and foremost that you would need to find a new place to live. Native Americans And Land Seizures
Some of the earliest instances of eminent domain involved the seizure of tribal lands held by Native Americans beginning in the 1700s and continuing throughout the 1800s. Federal law allows state governments to take allotments held by the United States in trust for individual tribal citizens when necessary for public use. For example, states can claim these allotments if needed to allow for a utility easement. But states cannot claim tribal lands outright under eminent domain.

Right To Buy Explained
In an announcement this afternoon, Prime Minister Boris Johnson confirmed plans to extend Right to Buy so that most housing association tenants will now be eligible
Right to Buy is a Government scheme in England that allows most council tenants to buy their home at a discounted rate.
People living in council properties can get a discount of up to 70% of the market value of their home, up to a maximum of £87,000.
For homes in London, the maximum discount is £116,200.
Most housing association tenants cannot use Right to Buy to purchase their home in its current form – although there are some exceptions, which are mentioned below.
But in an announcement this afternoon, Prime Minister Boris Johnson confirmed plans to extend Right to Buy so that most housing association tenants will now be eligible.
There are around 2.5million households, or five million people, in England who rent from housing associations.
The PM said: “It will work for tenants, giving millions more the chance to own their own home.
“It will work for taxpayers, responsibly capped at a level that is fully paid for, affordable within our existing spending plans and with one-for-one replacement of each social housing policy sold.”
The Prime Minister didn’t specify when the changes to Right to Buy to include housing association tenants would come into place, or if the same criteria as above would apply.
