Grants to help councils and social landlords build crucial infrastructure.
Up to £50 million will be given to councils and social landlords to build housing infrastructure which will help deliver new homes across the country.
Over the next five years grants from the Housing Infrastructure Fund will be used to build infrastructure to serve new housing developments and create new, stronger communities.
The first grant, worth nearly £5 million, has been awarded today to Fife Council to support delivery of 8,000 new homes across Dunfermline as part of the Edinburgh and South East Scotland City region City Deal.
This will be the second round of the fund, which has awarded £48 million in loans and grants since 2016, helping deliver up to 12,000 new homes.
Housing Secretary Shona Robison said:
This funding allows local authorities and registered social landlords to build crucial infrastructure which will unlock new building development sites, helping speed up the delivery of housing.
It is fitting that this fund is launching in Challenge Poverty Week, as housing can play a vital role in tackling poverty. We want everyone in Scotland to have a warm, safe, affordable home that meets their needs, and these grants will be crucial in helping us achieve our target of delivering 110,000 affordable homes by 2032, building on our success in delivering more than 103,000 since 2007.
Cllr David Alexander, Fife Council Co-leader, said:
The Benefits Of The Canadian Government Grants To Help Canadians Age In Place
Retaining independence is important, especially as we age. Many people find it more comfortable to remain in familiar surroundings even though issues such as deteriorating health and low income continue to create difficulties in day-to-day living. Although family, friends, neighbours and local community programs may help you in some way, it is understandable that you want to be as self-reliant as possible. This is where the government grants for seniors in Canada come in. No matter what program you choose, all the federal and provincial benefits enable retired Canadians to enjoy a safe, cost-efficient and well-maintained home.
For example, Service Canadas Home Adaptations For Independence Program, as well as Residential Rehabilitation Assistance Program are grants for seniors to stay in their homes and offer home repairs-related financial assistance to low-income Canadians. Both programs support the home modifications or repairs for people with diminished physical abilities:
- HAFI: is applicable in British Columbia for minor home adaptations, such as the installation of handrails, bathtub grab bars, chair lifts, etc. enabling independent living.
- RRAP: is applicable to all First Nations or individual First Nation members for major repairs to bring the house up to minimum health and safety standards, including structural repairs, plumbing, heating, electrical, fire safety and more.

New Build Grants And Funds
New Homes can be Ideal
When buying a house it is extremely rare to find one that ticks all the boxes. More often than not it is necessary to compromise, whether it is on the price, location or number of rooms. One way to get the ideal home is to start from scratch, and this can be profitable too. The combined cost of land purchase, building materials and labour is typically less than buying an equivalent pre-built property. Research suggests self-built homes can be worth as much as 30 per cent more than the land and build costs the moment they are put on the market.
There are other advantages too, particularly if the new build is environmentally friendly. New zero-carbon homes worth up to £500,000 are exempt from stamp duty until 2012, and if the home generates more power than it needs the excess energy can be sold back to suppliers without incurring income tax or capital gains tax. Grants for microgenerators, central heating and insulation make the prospect even more appealing, especially with value added tax cut from 17.5 per cent to five per cent on a range of energy-saving products.
Take Advantage of Grants
Government grants of up to £2,500 per UK household are available for the installation of microgeneration technologies through the Department for Business Enterprise and Regulatory Reform’s Low Carbon Buildings Programme. Grants can contribute to the cost of installing a certified product by a certified installer and the technologies supported include:

How Does The Equity Loan Fee Work
You’ll only start to pay interest on the equity loan from year six. Payback amounts will be calculated on the value of your home at the point of sale so if this rises then so will the amount you owe on the loan.
It’s worth noting that the value of a completed self build is usually more than the cost to build it, whereas when buying a new build property through Help to Buy, the property value is likely to fall.
The loan must be repaid at the end of the term , and there’s a £1 monthly management fee for the life of the loan.
And as mentioned earlier, once your build is complete, your self build mortgage will automatically switch to a repayment mortgage. This will then be in place for the duration of the equity loan.
Huds 203 Rehab Mortgage Insurance
Though fixer-uppers are often available at affordable sale prices, renovation costs can quickly add up. HUDâs 203 Rehab Mortgage Insurance program is designed to help home buyers purchase and renovate a property â without the high interest rates and short timelines other loans demand.
The proposed repairs must cost at least $5,000, but can extend to total demolition and reconstruction .
If your property qualifies, you can use this program to address a number of costly rehab projects, including structural alterations, improved energy efficiency, installing a well or septic system, and more.

Getting A Disabled Facilities Grant If You Live In Rented Accommodation
If you rent your home and apply to your local authority for a disabled facilities grant, you’ll need to get your landlord’s permission before your local authority will agree to help you. However, your landlord must not refuse permission without a very good reason. If you need to make changes to your home because of your disability, your landlord should agree to this unless they have a good reason for not doing so. If your landlord doesn’t agree, this could be disability discrimination and they could be breaking the law. This rule doesn’t apply in some cases where the landlord lives in the same property as you.
If you need to make certain changes to your home because of your disability, your landlord might be responsible for making them. This rule doesn’t apply in some cases where the landlord lives in the same property as you.
For more information about a landlord’s duty to make alterations for disabled people, see Discrimination in housing.
If your home is in need of repair, your landlord might also be responsible for doing them.
For more information about a landlord’s responsibility to do repairs, see Repairs in rented housing.

The Community Buildings Programme
This programme started in April 2015 and provides non-repayable revenue grants . Applications are administered by Locality on a rolling bid basis.
There are two types of grant available for community-led housing projects:-
- Pre-Feasibility support of between £1,000 and £10,000. This can be used to assess the feasibility of a project before submitting a Community Right to Build Order or a traditional planning application
- Project Grants of between £5,000 and £40,000. These can be used to prepare a community-led housing project proposal in detail up to the point of submitting a Community Right to Build Order or a traditional planning application
A community can apply for both grants. There are, however, some restrictions.
The grants are not available to buy land or to fund the building of homes or infrastructure works. Support for these is potentially available under other programmes such as the Builders Finance Fund or the Custom Build Serviced Plots Loan Fund.
In effect the grants can only be used to move the project closer to the submission of a Community Right to Build Order, or a traditional planning application. The grant cannot be used to purchase items that could reasonably be financed independently, such as supporting salaried posts, paying for volunteer time, reimbursing expenditure which has already been incurred, capital items such as computers, photocopiers or digital projectors, or general contingency or to cover cost overruns.

What Is The Home Builders Fund
The UK government has allocated a fund of £3 billion to assist in increasing new homes built in England, known as the Home Builders Fund.
The fund is a short or long term loan that will help small builders, community builders and custom builders as well as larger developers, with the financing of their build projects.
Private sector businesses are able to bid for the finance to build new homes that are affordable rented homes, shared ownership or rent-to-buy homes.

The Home building fund provides two types of tailored loan:
- Development finance â meeting costs for development
- Infrastructure finance â site and land preparation for development
Key features of the home building fund include:
- Short and long term loans
- From £250,000 – £250 million
- Five year term for development finance
- 20 year term for infrastructure finance
- Pre-agreed interest rates
- Non-financial support also available

How Do I Apply For A Home Improvement Grant
There are a variety of home improvement grants available, and the best place to look depends on the type of grant youre looking for. Unfortunately, there isnt one central location where you can find them all.
The National Residential Improvement Association has a form on its website where you can find programs you may be eligible for. You can also visit the websites for the Department of Agriculture, Department of Veterans Affairs, or Department of Housing and Urban Development to see if you are eligible for their programs.
The best place to start looking is local, starting with your city, county, or state Housing and Urban Development , said Nicole Christopherson, real estate broker at NMC Realty. HUD offers grants like the HOME Investment Partnerships Program for low-income homeowners, as well as various types of home repair loans. The National Residential Improvement Association is also an excellent resource to help grant seekers find the best program/grant to fit their needs.
