Grants to help councils and social landlords build crucial infrastructure.

Up to £50 million will be given to councils and social landlords to build housing infrastructure which will help deliver new homes across the country.

Over the next five years grants from the Housing Infrastructure Fund will be used to build infrastructure to serve new housing developments and create new, stronger communities.

The first grant, worth nearly £5 million, has been awarded today to Fife Council to support delivery of 8,000 new homes across Dunfermline as part of the Edinburgh and South East Scotland City region City Deal.

This will be the second round of the fund, which has awarded £48 million in loans and grants since 2016, helping deliver up to 12,000 new homes.

Housing Secretary Shona Robison said:

This funding allows local authorities and registered social landlords to build crucial infrastructure which will unlock new building development sites, helping speed up the delivery of housing.

It is fitting that this fund is launching in Challenge Poverty Week, as housing can play a vital role in tackling poverty. We want everyone in Scotland to have a warm, safe, affordable home that meets their needs, and these grants will be crucial in helping us achieve our target of delivering 110,000 affordable homes by 2032, building on our success in delivering more than 103,000 since 2007.

New Homes can be Ideal

When buying a house it is extremely rare to find one that ticks all the boxes. More often than not it is necessary to compromise, whether it is on the price, location or number of rooms. One way to get the ideal home is to start from scratch, and this can be profitable too. The combined cost of land purchase, building materials and labour is typically less than buying an equivalent pre-built property. Research suggests self-built homes can be worth as much as 30 per cent more than the land and build costs the moment they are put on the market.

How Does The Equity Loan Fee Work

You’ll only start to pay interest on the equity loan from year six. Payback amounts will be calculated on the value of your home at the point of sale so if this rises then so will the amount you owe on the loan.

It’s worth noting that the value of a completed self build is usually more than the cost to build it, whereas when buying a new build property through Help to Buy, the property value is likely to fall.

The loan must be repaid at the end of the term , and there’s a £1 monthly management fee for the life of the loan.

And as mentioned earlier, once your build is complete, your self build mortgage will automatically switch to a repayment mortgage. This will then be in place for the duration of the equity loan.

Huds 203 Rehab Mortgage Insurance

Though fixer-uppers are often available at affordable sale prices, renovation costs can quickly add up. HUDâs 203 Rehab Mortgage Insurance program is designed to help home buyers purchase and renovate a property â without the high interest rates and short timelines other loans demand.

The proposed repairs must cost at least $5,000, but can extend to total demolition and reconstruction .

If your property qualifies, you can use this program to address a number of costly rehab projects, including structural alterations, improved energy efficiency, installing a well or septic system, and more.

Eligible Contracts Signed Between 4 June And 31 December 2020

A $25,000 HomeBuilder Grant is available for one of the following contracts signed between 4 June 2020 and 31 December 2020:

  • a comprehensive home building contract to build a new home as your principal place of residence where the value does not exceed $750,000
  • a contract with a registered builder to substantially renovate your principal place of residence where the renovation contract is between $150,000 and $750,000 , and where the value of your existing house and land does not exceed $1.5 million. If you own a property and demolish the house to rebuild, or your home was destroyed during the 2019/20 NSW bushfires, these will be treated as a substantial renovation, subject to the same values.

Note: For a demolition and rebuild to be treated under the substantial renovation category, both the demolition and rebuild must occur on or after 4 June 2020. If the demolition occurred before 4 June 2020 , the contract to build will be treated under the comprehensive home building contract category.

  • a contract to purchase an off the plan home/new home as your principal place of residence where the contract price does not exceed $750,000 and construction had not commenced prior to 4 June 2020.

In all cases, construction cannot have commenced before 4 June 2020.

Each year, the Department of Energy Weatherization Assistance Program helps low-income households reduce their annual energy costs by $283 or more on average.

Getting A Disabled Facilities Grant If You Live In Rented Accommodation

If you rent your home and apply to your local authority for a disabled facilities grant, you’ll need to get your landlord’s permission before your local authority will agree to help you. However, your landlord must not refuse permission without a very good reason. The Community Buildings Programme

This programme started in April 2015 and provides non-repayable revenue grants . Applications are administered by Locality on a rolling bid basis.

There are two types of grant available for community-led housing projects:-

  • Pre-Feasibility support of between £1,000 and £10,000. This can be used to assess the feasibility of a project before submitting a Community Right to Build Order or a traditional planning application
  • Project Grants of between £5,000 and £40,000. These can be used to prepare a community-led housing project proposal in detail up to the point of submitting a Community Right to Build Order or a traditional planning application

A community can apply for both grants. There are, however, some restrictions.

The grants are not available to buy land or to fund the building of homes or infrastructure works. Support for these is potentially available under other programmes such as the Builders Finance Fund or the Custom Build Serviced Plots Loan Fund.

In effect the grants can only be used to move the project closer to the submission of a Community Right to Build Order, or a traditional planning application. The grant cannot be used to purchase items that could reasonably be financed independently, such as supporting salaried posts, paying for volunteer time, reimbursing expenditure which has already been incurred, capital items such as computers, photocopiers or digital projectors, or general contingency or to cover cost overruns.

What Is The Home Builders Fund

The UK government has allocated a fund of £3 billion to assist in increasing new homes built in England, known as the Home Builders Fund.

The fund is a short or long term loan that will help small builders, community builders and custom builders as well as larger developers, with the financing of their build projects.

Private sector businesses are able to bid for the finance to build new homes that are affordable rented homes, shared ownership or rent-to-buy homes.

The loan is requested through an application process which begins by discussing the project with the Homes and Communities Agency before the formal application process for the loan starts.

The Home building fund provides two types of tailored loan:

  • Development finance â meeting costs for development
  • Infrastructure finance â site and land preparation for development

Key features of the home building fund include:

  • Short and long term loans

    How Much Grant Funding Is Available For Each Home

    The Mayor of London will provide a maximum of £5,500 per home for energy efficiency improvement through core Warmer Homes funding, subject to eligibility and availability of funding. For Houses in Multiple Occupation , the funding is limited to £2,000 per dwelling, and £10,000 per building, on the basis that these homes are usually smaller.
