Of course, some homeowners will qualify for more and some less. The only way to know how much help youre in line for is to find local down payment assistance programs in your area and apply.

What Is Mortgage Loan Insurance

Mortgage loan insurance protects the mortgage lender in case you cant make your mortgage payments. It doesnt protect you. Mortgage loan insurance is also sometimes called mortgage default insurance.

If your down payment is less than 20% of the price of your home, you must buy mortgage loan insurance.

Your lender may require that you get mortgage loan insurance, even if you have a 20% down payment. Thats usually the case if youre self-employed or have a poor credit history.

Mortgage loan insurance isnt available if:

  • the purchase price of the home is $1 million or more
  • the loan doesnt meet the mortgage insurance companys standards

If you qualify, its important to review the mortgage interest rates offered with these programs. At times, these rates can be higher and could result in a more expensive mortgage with a higher monthly payment. If that is the case, youll have to evaluate your options and decide whats best for you.

There is no shortage of down payment assistance options, but there is also no universal application that will go to all of them. Because of this, you will need to apply to each one individually. Depending on the program, you might call to see if you are eligible, complete the application online or in-person, and possibly take certain education courses.

Some programs require you to have a specific loan to qualify. For instance, you might need an FHA loan instead of a conventional loan.

Aside from being a first-time homebuyer, eligibility is usually based on income. Many programs target low- to moderate-income earners, so if you are in a higher bracket, you might not qualify. You might also need to contribute a certain percentage of your own income to get the assistance.

How Down Payment Assistance Works

Down payment assistance programs help home buyers with loans or grants that reduce the amount they need to save for a down payment.

Provided you qualify, you could receive an outright grant or a low or nointerest loan to cover your down payment. Some DPA funds can be used for closing costs, too.

Most DPA programs are offered at the local level. And eligibility requirements vary from one program to the next.

Many DPAs require that you be a firsttime home buyer with a decent credit score and a low or moderate income. But not all programs have these same rules.

Also note that many DPA programs have a list of participating lenders they work with. So you may have to choose a lender thats approved by your assistance program.

There are four main types of down payment assistance:

  • Grants Gifted money that never has to be repaid
  • Loans Second mortgages that are paid monthly along with your primary mortgage
  • Deferred loans Second mortgages with deferred payments that only have to be paid when you move, sell, or refinance
  • Forgivable loans Second mortgages that are forgiven over a set number of years . These only need to be repaid if you move, sell, or refinance too early
  • Some DPA loans are interestfree, some have lower rates than your first mortgage, and others require the same or a higher rate than that.

    A quick count of the programs listed below suggests all four types of DPA are widespread. Grants are the most common, but not by much.

    South Dakota Down Payment Assistance Programs

    The South Dakota Housing Development Authority offers down payment assistance to firsttime and repeat buyers alike.

    If youre eligible, you could receive a gift from the state of up to 5% of your opening mortgage balance. Youll end up paying a slightly higher mortgage rate. But there are few obvious strings besides that.

    There are caps on household incomes and home purchase prices, which your lender will explain to you.
